you gotta have it or they will keep driving right on by - The number one real estate search on google is for curb appeal—what does that tell you? You better have it and it better be good. Being an investor myself though, I know the challenges of great curb appeal especially on investment or vacant properties. But, as we know, even on occupied homes, not everyone is “Gardener of the Year”. Chances are no one either has taken care of the property for a long long time or you need it to be maintenance free now because you can’t take the time and energy to take care of it yourself. This case study focuses on curb appeal for multiple types of areas. If you are looking for a quick, inexpensive yet great look, check out this curb appeal case study. - So many people automatically think that just because you have a huge home, you have to have it hugely filled in order to sell it. That is simply not the case. The truth is that you are only staging and marketing to highlight the features of the house (or distract from the oddities)—not your staging ability. The best thing you can do is to accent the home with the necessary items along with some complimentary furniture to fill spaces, add color and create a flow throughout a property, but it should never be overfilled. It is the biggest mistake that I see from so many people. They over stage a property so excessively that you really can’t get beyond the staging and have no idea how the home looks. It is a detriment to the sale of the home. To successfully sell large and pricy homes, you need to understand how to “walk” someone thru the property, maintain the flow and continuity of the theme, add a color scheme and create the feel of the home. Ornamentation does not sell a home, emotion does and you will get plenty of that from this beautiful home.
