Being an investor myself though, I know the challenges of great curb appeal especially on investment or vacant properties. But, as we know, even on occupied homes, not everyone is “Gardener of the Year”. Chances are no one either has taken care of the property for a long long time or you need it to be maintenance free now because you can’t take the time and energy to take care of it yourself. The best thing you can do is to accent the home with the necessary items along with some complimentary furniture to fill spaces, add color and create a flow throughout a property, but it should never be overfilled. It is the biggest mistake that I see from so many people. They over stage a property so excessively that you really can’t get beyond the staging and have no idea how the home looks. It is a detriment to the sale of the home. Enhancing the curb appeal of the property is among the most important aspects of staging a property. Reason? Think of this - who would want to enter a house that doesn't appeal to them from the outside? No one. A property has to capture a prospective buyer's attention and incite his curiosity enough to make him want to check out the house from the inside.

Enhancing curb appeal could be among the most lucrative steps you take in selling a home.

Curb appeal could involve things like painting the exterior, planting some herbs or flowers in front of the house, polishing the doors and windows or even putting a nice doormat at the front door. It also includes exterior paint, landscaping, lighting and hardware on the doors and garage.

It sounds simple but it has a massive impact, in fact no staging can be complete without working on the curb appeal. It can be used to create pockets of emotions even before the prospective buyer has entered the house. And that is what most sellers are looking for.

The five most important things to remember regarding curb appeal
