5 Steps to Selling Your Home in a Down Market

Unless you have been living under a rock or perhaps have been on an extended vacation in some far flung part of the world,
you know all about the drastic down turn in the global real estate market. And if you are like many people, you may be discouraged
about trying to sell your home fast and for a profit in this economy. But don’t be discouraged. It can be done!
There are five key steps to selling your home in a down market.

Step one – You must know your customer. This seems simple, but in reality it is a step that’s often
ignored. What type of demographic are you aiming at? If you’re in a family neighborhood with a three
bedroom home, you will want to market to families in order to sell your home. Stage your property to
appeal to this market, not to singles or first time home owners or you will be attracting the wrong
type of customer and will have a more difficult time selling your home.

Step two – Don’t over fix or under fix. The second part of this is obvious – don’t under fix. You
don’t want to show a home that has obvious deficiencies because they will be noted right away, and
will turn off any potential buyers so your opportunity to sell your home will be greatly diminished.
If there are major problems in the bathroom or kitchen, fix them up and make them presentable.
However, you must be careful not to get carried away. Too many people get caught up in over fixing a
property, by putting too much money into the home and they can’t make up the money when they sell
their homes. You can do things economically, look for the best deal.

Step three – Never show it empty. This is where home staging comes in. Selling a vacant home is much
harder, because the potential buyer cannot visualize themselves in the space. You want to create
Pockets of Emotion™, places where the potential buyer falls in love with the home because they can
picture themselves there. In order to do this, you must fill it with furniture and stage it properly.
An empty house, also can signify that you are in a hurry to sell your home because no one is living
there, which will result in low ball offers.

Step four – Learn from REAL experts. When it comes time to stage your home, you need to know what
you’re doing. This is where it will pay off in spades if you take the time and money to invest in a
professionally certified APSD home staging professional that can share with you proven results on
selling homes fast.

Step five – Create TRUE Pockets of Emotion™. You must be able to appeal to potential buyers emotions,
which is why it is essential to create Pockets of Emotion™ throughout the home. Too many people rely
on the old stand bys of fresh baked bread or cookies in the kitchen, or scented candles in the
bedroom. But what do these scents really accomplish? They are so over used that they are not true
Pockets of Emotion™, they are tricks. Instead, think about the demographic of the buyer you are
aiming at. What would make them laugh, cry or just take a moment to imagine themselves in the house?
25 Rubber Ducks floating in the bathtub? A grandfather and grandson fishing scene? Appeal to their
emotions, and you will create a lasting impression on them and ultimately you will sell your home
faster and for more money.
